Your step-by-step guide

Understanding the property compliance journey is key, especially when looking at pre-purchase inspections in Christchurch. Here, we've broken down our process into simple steps, addressing the most common questions about how we ensure your peace of mind regarding unconsented building work and District Plan breaches. Our approach is rooted in quality and integrity, ensuring that everything we do reflects our commitment to excellence.

How do we start using Check My Property Ltd's service?

Simply get in touch with us at, let us know what service you are after, as well as details such as the property you want inspected and any online advertisement for it.

This helps us kick things off efficiently for your pre-purchase property compliance check.

What steps does Check My Property Ltd take after I reach out?

Once we have your details, our team begins a thorough investigation as part of your pre-purchase inspection process. Our main initial steps include:

  • Reviewing online information, such as property adverts/listings
  • Reviewing the property file and/or LIM report
  • Assessing aerial imagery over the duration the property has been in existence

What further checks are performed during the inspection?

We continue our detailed property compliance checks by:

  • Checking relevant information for the zone of the property, as well as any associated overlays, hazards, etc., specific to the Christchurch District Plan.
  • Reviewing aerial imagery, title documents, and easements.
  • Undertaking a site visit as part of a comprehensive pre-purchase check, checking if any non-compliance are still present on the property, as well as if any further non-compliances are noted, including unconsented building work or schedule 1 building work.

What will I receive after the property check, and how will it help me?

You will receive a comprehensive report, outlining any identified non-compliance with the District Plan/Resource Management Act, and any buildings built without consent or built under Schedule 1 exemptions that were visually identified.

This report will also outline options moving forward for you to consider, empowering you to make informed decisions about your potential purchase.
